This resident wanted to sustainably transform the house and the land around it. The beautiful traditional Dutch brick house is deprecated and in need of a thorough renovation. Building regulations are forming many constrains with the plans of the commissioner. Through research and analyses of them and their underlying motives; the opportunities where exposed. To develop the transformation an ensemble was designed taking in consideration the clients desires.

The gate to the plot is located on the north side; along with a parking area for visitors on the west side. Next to the gate on the east side the garage is situated. Hereby it will not block the view from the side street to the main road and the traffic safety is preserved. The old garage is used as a workshop while building a new one. After demolition this is creating extra space in the private garden in the east part of the plot.

The front of the main house is exhibited to the main road due to its historic cultural value. With its traditional architectural brick details the facade enlightens its surroundings. This also creates a visible connection from the house with the public realm. The social supervision makes the neighborhood more safe. To cancel the noise from the road and also thermally insulate the house, triple glazing and extra facade insulation is recommended.

The proposal locates a tiny house in the south west part of the garden to block of the noise and view on the rather busy road. The owner will temporarily live in it during the renovation. When the main dwelling is finished the owner is able to use it as a guest house and even rent it out. The position of the tiny house is carefully placed in harmony with the motives of the building regulations. Also this intervention leaves a beautiful private garden in the south east part of the plot with a view over the horse riding field.

The entrance of the house is located at the back, on the east side, which contains a hall and a toilet. At ground floor one part of a wall is demolished, this will create a grand space to live and eat. Less private functions like the kitchen and a dining area are situated in the front part of the house. A cozy living is placed in the back for more privacy and thereby also making a connection with the garden. On the north part of the house an office located, with a view to the entrance.

Upstairs the ceiling is taken out to create oblique uplifting spacious rooms. On this first floor the master bedroom, a second smaller bedroom and a bathroom are situated meeting the requirements of the commissioner.
